Can you hold a place before I apply?
You cannot, we require you to apply and sign a lease in order to “hold” the place. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
After your application is approved, you will be required to pay the deposit, then you will pay the first month's rent any time prior to moving in. -
How old do you have to be to apply?
18 years old -
Is the deposit refundable?
The deposit is fully refundable aside from a mandatory carpet cleaning bill. -
Who needs a cosigner?
We require 3x the income to rent and at least a 550 credit score. If you are below either of those, we would recommend applying with a co-signer. -
You have a property I want to rent. How do I apply?

How do I pay rent?
We have an online portal that can be accessed here, we accept ACH, Debit Card, and Credit Card payments. -
I want to get a pet. What should I do?
Notify management, we will need to amend your lease to allow the pet to live there and will need a photo and details about the pet, note that there are breed restrictions to certain dog breeds. -
I want to move out, but my roommate wants to stay. What should I do?
Notify management of your situation, and we can work on getting the roommate approved on their own as long as they meet the minimum requirements to lease the premise, you will be able to vacate. -
My lease expiration is coming and I want to move out. What should I do?
Notify Management at least 45 days prior to your lease expiration date. -
Who is responsible for paying for repairs & maintenance requests?
Management will handle all repairs and maintenance requests, unless the repair/maintenance is required by the tenants damaging an item. -
How do I report maintenance issues?
You can report maintenance issues by submitting a request through the tenant portal. We aim to respond to all requests within a timely manner. -
What is the lease term, and can it be renewed?
The current lease term is 10-18 months. If you wish to renew the lease at the end of the term, please notify us at least 45 days prior to the lease expiring. -
Is renters' insurance required?
No, renters insurance is not required, but highly recommended. Property Insurance is required with a $100,000 minimum coverage. -
Can I have pets in the rental?
Pets are allowed in this property. There may be additional fees or restrictions, such as breed or size limits. Please check the lease for specific pet policies. -
How is the security deposit handled?
The security deposit is the same amount as base rent but could be 1.5x rent or 2x rent depending on credit score and is due before moving in. It will be refunded at the end of your lease, minus any deductions for damages beyond normal wear and tear, as per the terms of the lease.
